What we do

We are a referral and information resource for commercial pavement in the Texas Panhandle. Property owners and managers tell us what their lot is doing, we help work out what it actually needs, and we connect them with local licensed, insured contractors who carry out the work.

The work itself is done by those contractors. What we try to add is the part that usually goes missing: an honest read of what stage a lot is at before anybody quotes a price.

Why the assessment is the valuable part

Commercial pavement work spans an enormous cost range. Published regional rates put crack sealing at $1.00 to $3.00 a linear foot and full-depth reconstruction at $8.00 to $15.00 a square foot. For a typical ten thousand square foot lot that is the difference between a few thousand dollars and well over a hundred thousand.

Which of those a lot needs is not a matter of opinion. It depends on whether water has reached the base, and that is something you can establish by looking properly. The expensive mistakes are buying an overlay for a lot whose base has already failed, or buying a sealcoat for a lot that needed patching, and both happen constantly.

There is a lot of noise in this trade, so it is worth being explicit about what this site does not assert.

We do not publish reviews or testimonials, and there is no star rating anywhere on this site. We do not claim a licence, a certification or a registration, and where licensing matters we say that the contractors we work with are licensed and insured rather than claiming it for ourselves. We do not claim a number of years in business, a crew size, a job count or an award. We do not promise a response time, because that would be a promise about an operation rather than a fact about the trade.

What we do publish are facts about the work: what materials do, what the climate here does to them, what the regulations require, and what things generally cost. Those are checkable, which is the point.

What the Panhandle does to pavement

Two numbers shape everything on this site. NOAA engineering weather data records about 85 freeze-thaw cycles a year for Amarillo, and the city sits at 3,606 feet, where ultraviolet exposure oxidises asphalt binder faster than at lower elevations. Together those mean pavement here is worked harder and ages faster than the same pavement in most of Texas, and that maintenance intervals borrowed from milder markets are too long.
